SHORT-TERM RENTAL AGREEMENT
Welcome to Julia Apartments Cluj. Please read this Rental Agreement carefully before completing your booking. By confirming your reservation, you (the "Guest") agree to comply with all terms and conditions outlined below.
1. Parties and Properties
This agreement is between Julia Apartments Cluj ("Host", "Management") and the primary booker ("Guest"). It applies strictly to the specific apartment booked for the selected dates.
2. Legal Registration & Check-In Requirements
- Mandatory Identification: In compliance with Romanian National Law, all guests must provide valid legal identification (ID card or Passport) via our digital check-in form prior to arrival.
- Access Codes: Check-in is fully automated. Access codes or digital keys will only be released once the digital check-in form is completed and identification is verified.
- Check-In/Check-Out Times:
Check-In: From 3:00 PM (15:00) onwards.
Check-Out: By 11:00 AM.
Late check-outs without prior written approval will incur a penalty fee of €20.
3. Maximum Occupancy & Visitors
- The maximum number of guests is strictly limited to the number specified in your reservation.
- No unregistered overnight guests are permitted. If management discovers undisclosed guests staying in the apartment, it will result in immediate termination of the stay without a refund and an additional fee of €50 per person/night.
4. House Rules & Community Policies
To ensure a peaceful environment for our neighbors and the preservation of our property, the following rules are strictly enforced:
- No Smoking: Smoking of any kind (cigarettes, cigars, e-cigarettes, vapes, hookahs, or cannabis) is strictly prohibited inside the apartment. Smoking is only permitted on the terrace (if applicable) with the doors closed. A violation fee of €200 will be charged for deep cleaning and deodorizing if smoking occurs inside.
- No Parties or Events: Parties, commercial gatherings, loud music, and excessive noise are strictly forbidden at any time.
- Quiet Hours: Guests must respect quiet hours between 10:00 PM (22:00) and 8:00 AM. If security or neighbors complain about excessive noise, you may be asked to vacate the property immediately without a refund.
- Trash Disposal: Guests are requested to keep the apartment reasonably tidy. Please dispose of your trash in the designated bins located by the gate before departure.
5. Damages and Maintenance
- The Guest agrees to maintain the property and its contents in the same condition as found upon arrival.
- Any pre-existing damages must be reported to the Host within 2 hours of check-in.
- The Guest is financially responsible for any damage, breakage, missing items, or stains caused to the property, furniture, linens, or appliances during their stay. The cost of repair or replacement will be charged to the card on file or deducted from the security deposit.
6. Payments, Cancellations, and Refunds
- Payment: Full payment must be processed according to the terms of your booking channel (Airbnb, Booking.com, directly via our website gateway or as agreed with the Host).
- Cancellations: Cancellation policies depend on the specific rate selected at the time of booking.
- No-Shows: If the guest does not arrive within 24 hours of the scheduled check-in time without informing the host, the reservation will be cancelled as a "No-Show" and no refund will be issued.
7. Liability & Belongings
- The Host is not responsible for the loss, theft, or damage of any personal belongings left behind by the guest inside the apartment or in common areas.
- The Host is not liable for temporary service interruptions beyond our control (e.g., regional power outages, internet provider disruptions, maintenance of building elevators).
8. Right of Entry
The Host or authorized maintenance staff reserves the right to enter the property in case of emergencies, suspected policy violations (such as parties), or to perform urgent repairs. We will always attempt to notify the Guest beforehand.
9. Violation of Agreement
Any serious violation of this agreement (including holding a party, smoking indoors, or bringing unauthorized pets) gives the Host the right to immediately evict the Guest and terminate the rental agreement with zero refund of the remaining nights or deposit.
10. Guest Acknowledgment
By finalizing your reservation and proceeding with payment, you acknowledge that you have read, understood, and agreed to abide by all the terms, conditions, and house rules stated in this Short-Term Rental Agreement.
